These exclusive villas are set on the southern coast of the island of Kefalonia, a few minutes from the islands capital of Argostoli. The villa complex was designed and built similar to a concept of a boutique hotel and the location is simply stunning! There are views all around enjoying the green foothills and the majestic Mount Aenos in the east all the way down to the south to the cliffs and the long coastline of Avythos beach. There is a private footpath leading in to the beach just meters away from the villa.

The villas were completed in 2006 and were refurbished in 2011, they feature 5 star facilities such as a tennis court on site, large private swimming pools, air-conditioning, wireless internet, access to the beach via a private footpath and they incorporate the latest smart home technology.

Only the three out of the four villa complex remain for sale. Villas can be sold either separately or alternatively villa#1 & villa#2 can be sold together.

The land/plot corresponding to each of the three villas is 400, 900, and 600 square meters respectively. The net (usable closed) size of each of the three villas is 80, 200 and 150 square meters respectively.

DESCRIPTION

The villas are located just 2-3 minutes walk from the golden sandy beach of Avythos and have views between the cliffs to the beach and the long coastline. The main accommodation (villa#2 & villa#3) is on the upper floor. There is also a studio on the garden level of villa#3 that’s independent and ideal for the house help.

The villas are supremely well built in traditional Kefalonian architectural style and offer a functional interior layout with stylish decoration. They are built for all year around occupancy with high specifications including central heating, fire place, air-conditioning, smart home automation, satellite TV, wireless high speed internet, swimming pool, Jacuzzi tub. The villas feature wooden staircases, granite floors, granite kitchen work surface, mosaic bathroom tiles and dark wooden painted shutters. The smart home system provides a means of controlling lights, air-conditioning, hot water and kitchen appliances via a panel by the front door or a remote control. The interior of the villas offers spacious, modern and comfortable accommodation and stunning sea and mountain views.

The exterior of the villas offers beautiful landscaped gardens and swimming pools with roman steps for easy access. They all have large lawn gardens with palm trees. Villa #2 has a private swimming pool, large terrace and a roofed BBQ for outside dinning (villa#1 & villa#2). On the grounds of villa#2 more than 150 people can be hosted for events! On the grounds of villa#1 and villa#2 receptions of up to 50 and 80 persons respectively can be held. There is a parking area for up to 3-4 cars per villa.

NEIGHBORHOOD

There are several traditional taverns and restaurants that offer excellent dining choices within an easy walk, with fresh fish to local or international dishes. There are also two mini markets that offer a wide range of food, drinks and supplies within walking distance, as well as several bars that offer draught beer, cocktails, local wine and spirits and a relaxed atmosphere for your evenings out. All these are within walking distance from 10 to 15 minutes walk.

You can walk down to our exclusive beach on a one-two minute walk using the private footpath or drive to the nearest beach, the famous Avythos beach, which is three minutes away by car. There you will find two fish taverns and a beach bar as well as sun beds and sea bikes to rent and a life guard on duty at certain hours.

Just a ten minute drive away is the capital Argostoli which provides all major facilities such as major supermarkets, meat/fruit/fish markets, doctors, private clinics, hospitals, schools, state colleges, restaurants etc.

The villas are only 250m away from Avythos beach one of the most beautiful golden sandy beaches of the island.

Argostoli – the capital – is only 12km away and the International Airport is 6km away.

The villas are located in the south-west part of Kefalonia, by Avithos beach in the area of Svoronata, 15mins away from the island's capital, Argostoli, and five minutes away from the island's airport.

from either the port of Kyllini or the port of Patras to the town of Poros

BY ROAD: If you use your car you can reach Kefalonia by the Athens - Patras National Road until the port of Patras or by the Patras - Pyrgos National Road until the port of Kyllini and then by ferry boats to the ports of Kefalonia.
